Ground redevelopment twist: The Calling of the Bluff

Just seen this on the BBC. Apparently Spurs are in informal talks about the possibility of making a bid for the 2012 Olympic Stadium.

Hmm.

Hands up if you think Levy is doing this to force the hand of Haringey, who continue to drag their feet with our ground redevelopment plans? Sure, there are financial positives (i.e. less money to spend) if we took the 2012 option. But considering the effort and design of our original proposal to remain where we are - it's time for the local authorities in swanky N17 to get their fingers our of their collective arses and stop with the hurdle placements (which we seem to be jumping over every time regardless).

The recent police and heritage issues reported in one paper appeared to be a little mis-informed (the suggestion was that the new ground would not pass safety regulations and gain it's security certificate). The reality is - everyone involved is hopeful. Every supposed issue can be worked around. And do Haringey really want the best thing about visiting Tottenham gone forever? They'll end up with that lush kebab house on the high street just past the Paxton on the opposite side of the road, where they wrap up the meat. Awesome. But not worth visiting if there's no football to watch straight after.

So I applaud Levy's game of silly buggers. Get stuck in guv.

Who in their right mind would attempt to go shopping in the Supermarket in the hours before, during or after a match ?
Whichever company builds the supermarket must know that during those hours, the only ciustomers they will get are those who live close enough to walk there.
The protected houses look ridiculous in the plans as they will look totally out of place once the new stadium is built.
If these houses are so important, why are they in their current state ?
Perhaps we should offer to dismantle them brick by brick and then re-build them wherever the local council instruct us.
As for the Olympic stadium running track argument, is this really set in stone ?
I cannot see us going there or to any other site as we have already spent a lot of money buying up the land around WHL and suspect we will suffer a big loss if we decide to sell it.

Tottenham is a dump but it's our dump. I don't live or have lived there but I don't think it would be right moving away from the area.

Is there any actual quotes to suggest we're interested in the olympic site?

And any supermarket would be clawing at the chance to operate there, even if it was to just to charge £10 per game to 400 cars 30 times a year on top of normal trading and the uplift in match day sales of bagels.

without giving too much away i sit next to a CABE advisor so know a little about this. I can assure you some of the guys including some from Harringay are not living on this planet. Dont tell me ENIC spent £5 million on the masterplan for Harringay to get petty over it. The 4 buildings will go soon after the development is finsihed. Good work from CABE, the buildings really blend in with the surrounding area, oh ye, lets hear ot for CABE!! Better still, lets build a stadium that fits in with the surrounding area, a run down crap shit hole, lets regenerate the area this way hey!! For #### sake, wake up to the real world!!

If we want to hold back progress on development and hold back the regenration of the area based upon Harringays petty crap and 4 buildings that are an absolute joke and totally out of place, then i suggest we let Harringay run our team.

Process and democracy, oh pls do me a favour . Would you let Harringay run your business, would you let Harrigay run developments? This has nothing to do with process or democracy, have you met this bunch!!! They would not know a new stadium and what it can do to the area if it hit them between the eyes!!

You have a bunch of petty old farts dictaing the redevelopment of the area. So lets leave Tottenham as is it for the next 100 years and lets see how the area will develop. lets see what will happen to the 4 protected buildings, lets see Harringay invest in the area after we leave!

Dont get in the way of progress. There has been a consultation and that is as democtratic as it gets. Yes lets get the masterplan right, but this is a bloody joke!!!

Two types of analysis would have been carroed out, an economic appraisal and a financial appraisal.

The financial appraisal is for the club. Levy needs to know that the investment will make a good rate of return and they need to take into account everthing, from construction costs versus tickets sales, events, sale of apartments renting of the supermarket, the lot, everything that can generate an income for the club.

One also needs to carry out an economic appraisal and this estimates the benefit to society, i.e. the Tottenham area and its population. This is measured in three ways, the economic benefit which can be measured as economic savings to the area i.e. travel time, congestion and accidents, then you have the social and cultural benefits or disbenefits, i.e. accessibility, increase in land value and house prices, renereation impacts and so on, and finally the environmental benefits or impacts, i.e. segregation, eye sore, increased noise and air pollutants and so on.

Move to the Olympic Stadium and you need to reclaculate all of the above. Levy would have recalculated the financial impact of moving, i.e. decrease in season ticket sales, etc, etc. However, i doubt whether Levy would bother re running the economic assessment unless he wants to prove to Harringay that the impacts of Spurs moving away are significant, if they are indeed.

Hotspur you're bang on the money.

That prick who was banging on about 'democracy' is an idiot 'I live in the shit hole' bastard child of an imaginary democratic lunacy. Tottenham is dying, fact. Just look at the fucking place for Christ's sake.

That prick (DC?) believes that just because he lives in the shit hole that is now Tottenham. that no-one else ought to have an opinion.

I grew up in Tottenham in the late '60s. When I see it now it makes me sick. I moved my dear old mum out of that toilet 10 years ago and she's never looked back. Complete and utter shit hole.

TMWNN: Yes mate, good argument.

Did I say "no-one else ought to have an opinion"? Or, did I say there should be a democratic process? ie. listen to everyone's opinion and then make the best decision.

Seeing as you can't read, can't see another's person point of view than your own, and can't have a civil conversation, I'm very glad you don't run this city...
